Community Manager for Apartment Community- $60k base + bonus

You will work closely with upper management & ownership and be a part of the team. We are looking for an experienced Property Manager for one of our properties located in Houston, TX

Role & Responsibilities:

  • Daily property walk-throughs
  • Maintain property aesthetics (exterior and interior)
  • Supervise and co-ordinate all marketing activities
  • Overlook leasing activity – follow up on leads and approve application outstanding
  • Actively manage customer satisfaction and improve retention rate - encourage property staff to follow up on renewals
  • Review collections on a daily basis and make decisions where required
  • Monitor all property work orders and supervise execution with lead maintenance personnel
  • Manage the make ready schedule and supervise the progress
  • Audit rent roll to monitor rent, lease expirations, MTM tenants, evictions
  • Resolve tenant complaints
  • Inspect all vacant, rehab and make ready units
  • Ensure update of all daily activities on the system at the end of each day
  • Update all permits (city, sign, etc.)
  • Perform weekly inventory of maintenance shop
  • Submit all necessary HR paperwork to corporate (new hire, payroll, terminations, etc.)

Qualifications:

  • Minimum of a high school diploma, Bachelor’s degree preferred
  • Bilingual
  • 3 years of on-site property management experience
  • Excellent oral and written communication skills
  • Experience in supervisory role and managing staff
  • Experience in writing and maintaining budgets
  • Proficient in Resman property management software or other similar property management software.
  • General office, bookkeeping and sales skills
  • Computer literate, including Microsoft Office Suite
